We are looking for a Land and Property Asset Surveyor to join our Asset Management Team and take responsibility for the provision and coordination of an effective asset and property management service.  

The role reports to our Head of Strategic Assets and ensures that all external property services in relation to corporate land and property are managed effectively and secure value for money. 

The successful candidate will have the opportunity to work flexibly from home and from our offices in Summer Lane.  All our sites are based in the West Midlands and the management of these will be done remotely with very minimal travel to sites. 

We are open to this role being worked part time or in other flexible ways of working that suit both the WMCA and you.

What will you be doing?

  • Advise on strategy for land and property to support Asset Management objectives
  • Give and procure advice on lettings, land and property strategy
  • Commission regular site visits, inspections and appropriate maintenance works for non-operational assets to ensure that any risks are mitigated, including adverse possession claims
  • Negotiate optimal suitable terms in respect of leases, licenses, sales, acquisitions, easements, options, break clauses and other land and property related matters in relation to land and property
  • Gather accurate asset information about WMCA’s land and property portfolio, and ensure that good records are kept
  • Undertake and ensure all residential lettings are completed effectively and efficiently
  • Minimise the impact of environmental performance on any tenancies, providing support and advice to improve ratings to mitigate any risk
  • Prepare/approve notices required in relation to land and property matters to derive maximum benefit from the property portfolio including rent review notices, service charges and termination notices

About you

Our ideal candidate will have demonstrable experience in dealing with land and valuation matters in relation to capital projects. 

You will have knowledge of compulsory purchase and compensation, conveyancing and landlord and tenant procedures and the management of land and property, business rates and be able to carry out site investigations where required.

Although this is a standalone, you will have a team of RICS qualified peers to collaborate with and get support from.  Knowledge of the legal regime and the financial arena in which the WMCA operates would be a very real advantage. 

This is an interesting role and you will play an active role in how we manage our land and assets to ensure value for money.

A professional qualification (MRICS) would be beneficial, however candidates qualified by experience are welcomed.  The WMCA will support the successful candidate towards gaining a professional qualification from RICS.
