Job Details

This is an opportunity to join the Services for Older People Team which is a service within the Housing Management department of Birmingham City Council. The posts are within the sheltered housing service that are in all areas of the City.

 

You will be responsible for the day to day running of designated sheltered housing schemes at various locations across the city in accordance with the needs of the service.  You will be responsible for ensuring the effective maintenance and health and safety compliance for your designated sheltered schemes. This will include:

• To monitor all contractors who visit the sheltered housing site and ensure that they apply safe working practices i.e. window cleaners, contract cleaners, repairs contractors

• To administer bookings for the common room facilities including guest bedrooms and wellbeing rooms and process any charges.

• To ensure the safety of tenants, checking on alarm systems access points, fire equipment.

• To welcome new residents with the tenants handbook for sheltered and complete relevant paperwork for their tenancy file and careline , to ensure that all tenants know how to operate alarm systems and other equipment in their homes and scheme operates. To test the Care line alarm system and fit dispersed alarms where required and follow charge process.

• To carry out minor repairs for tenants to help make their homes habitable and safe as part of our handypersons service (curtain rails, bulbs, flat pack furniture, shelves etc.)

• Report repairs for those tenants who are unable to do so for them selves, check whether repairs are outstanding and take follow up action if they are.

• To maintain an inventory of communal equipment, ensure it is in a safe and suitable condition and request replacement where appropriate.

• To carry out gritting, salt spreading, snow clearance as necessary.

• To carry out weekly health and safety inspections, identify potential hazards and maintain a clean, green and safe environment including removal of any obstructions.

• To be responsible for the prompt reporting and securing of empty properties and to be show new tenants around empty dwellings.

• To assist residents in contacts with other council departments, police, fire brigade etc. when necessary.

• Work with customers to ensure their understanding and compliance with their tenancy conditions.

 

You will need an understanding of legislation and policies pertaining to sheltered housing and local government. You will need to have sufficient knowledge of computerised systems in order to interrogate computer systems such as Microsoft, Word and Excel, Northgate housing , Teams etc.
