An exciting opportunity has arisen in the Council’s Housing Management Team. We are looking for an enthusiastic and highly motivated individual who will work flexibly in a team of six Tenancy Services Officers. You will be responsible for providing tenancy management services to the Council’s properties including enforcing tenancy conditions to both dwellings and garages and dealing with changes of tenancy in a way that meets the highest customer standards.
You will be required to take a pro-active approach to tenancy management issues including:
o Carrying out sign ups of tenancy ensuring that new tenants are given comprehensive information about their tenancy and the Council’s services.
o Providing tenancy management services in accordance with service standards.
o Ensuring tenants maintain their conditions of tenancy. This will include visiting proactively as well as reactively to check property condition.
o Ensuring prompt and effective action is taken when there is a persistent or serious breach of a tenancy conditions.
o Acting promptly if a tenant falls into rent arrears. This will include assisting tenants to access support services, serving Notices of Seeking Possession promptly where appropriate and presenting cases in the County Court.
o Investigating and taking prompt action against breaches of tenancy involving nuisance and neighbour disputes.
o Dealing with succession, changes of tenancy, assignments and taking action where someone has been left in occupation.
o Taking a partnership approach where appropriate to resolve individual tenancy issues and specific estate issues.
You will have experience of working in a social housing environment and possess a sound knowledge of housing legislation and good practice. You will have experience of working with customers to address tenancy management issues including rent arrears, neighbour nuisance and anti-social behaviour.
Educated to GCSE level or equivalent, you must have a good knowledge of Microsoft Office and be able to operate a computerised housing management system.
A positive and empathetic attitude towards dealing with customers is essential and you must have a valid drivers licence as outdoor work is a feature of this post and will involve visiting tenants in their own homes.
