Solihull Community Housing is an Arms Length Management Organisation (ALMO) responsible for managing the property portfolio, customers and surrounding estates on behalf of Solihull Metropolitan Borough Council (SMBC).

Reporting to the Stock Condition Database Manager you will be responsible for a rolling programme of property condition surveys to SCH managed stock across the Borough as required. The work requires the accurate determination of the condition and life expectancy of key building elements, ensuring investment programmes lead to the creation of a clear strategy for delivering the 30 year business plan and net zero carbon 2041 target and production of associated costed survey reports.

The post holder will be required to maintain and update property asset management information. This information will be used to prioritise programmes of work, identify backlog maintenance, carry out property appraisals, identify priorities as part of property Asset Management Plans, support investment programmes and support strategic asset management planning.

The post holder will be involved in other property related works to support other teams and assist with the wider service delivery such as responsive repair and void works.

Exceptional customer service is paramount as is the need to support Solihull Community Housing’s (SCH) Strategic Vision, Values and whole organisation Asset Management Strategy. High quality customer service is an absolute pre-requisite of this role both on an individual and corporate basis. The role is a busy one, so the ability to prioritise and effectively manage your workload are key skills for the role. Along with an in house Direct Labour Organisation (DLO) we also work with a range of contractors and external agencies so good communication and negotiation skills are essential.

Technical knowledge and a good grasp of Health and Safety are pre-requisites for the post. With experience in either the social housing or commercial property sector, the ideal candidate will have demonstrable experience of working in a busy service area and operating with a value for money focus.

You will work with a team to set the agenda for the future management of our service provision and growth aspirations, manage work streams from tender to completion on time and within budget, champion our new way of thinking to get everyone on board to review our current systems and processes, propose new options and suggestions relating to our service delivery, and provide accurate and well-maintained data which will lead to a process of continuous improvement in the services we provide.
