Are you an Asset Condition Surveyor looking for a new role?
If you are, then you could be one of three enthusiastic individuals we are currently looking for to join our growing Stock Investment Team, responsible for collecting accurate stock condition data across our portfolio of circa 22,000 homes and associated non-domestic assets.
You will undertake comprehensive surveys and reports relating to stock condition that will be used to inform strategic investment decisions, and support an intelligence led approach to asset management.
Carry out dynamic risk assessments of asset condition, including structural integrity and fire safety, summarising your findings in clear and detailed reports including potential hazards related to the Housing Health & Safety Rating System (HHSRS)
Have a good working knowledge of stock condition surveys, building component lifecycles and a demonstrable knowledge of building pathology and construction methods.
You will have strong customer service, communication and team working skills, and experience of working to deadlines and achieving performance targets.

Job Purpose and Role:
To carry out accurate Stock Condition surveys to domestic dwellings across the City Council’s social housing portfolio, in accordance with predetermined assessment criteria.
Undertake dilapidation surveys as required including preparing schedules and outline specifications and option appraisals associated with all aspects of Stock Investment.
Capture and maintain lifecycle information to inform future investment priorities / planned programmes and contribute to the maintenance and operation of a housing stock condition data base.
Undertake periodic audits of data accuracy and integrity to reinforce the quality of asset management data and to ensure accurate and reliable stock condition information is held.
Undertake dynamic HHSRS risk assessments to inform asset condition, including summarise and report all key issues.
Identify opportunities for stock rationalisation, disinvestment, conversion or redevelopment.
Undertake energy assessments and create EPC’s where required.
Undertake 12-month defects / handover inspections on new build dwellings.
Contribute to long-term decision making on future stock investment priorities by providing accurate assessments and data.
Assist the Stock Condition Manager in the preparation of feasibility studies, service reviews, committee and board reports.
General

Such developments will be monitored in conjunction with the Chief Executive and will be reflected as necessary in the aims and objectives of the post.
